Project Description: BART relocated their headquarters to a 10-story, 237,040-square-foot office building at 2150 Webster Street in downtown Oakland to increase space efficiency, save leasing costs, and support economic development in the area. The buildout was completed in just 20 months to accommodate 1,000 employees.
The new headquarters features a modern boardroom with a 9-member dais and a street-activating suite that can be leased to a third-party tenant as a coffee shop or café. Furnishings were provided for all offices, cubicles, conference rooms, and lobby.
While still in core-and-shell condition, the headquarters underwent various renovations, including new elevators, mechanical systems, generator, and roof systems. Levels 1-10 were completed ahead of schedule and within budget, and BART awarded the team with additional scope for a new fire pump and rooftop.
Services Provided: The Allen Group provided a full range of construction management services while adhering to strict company and client health and safety protocols and best practices for COVID. Team member roles including serving as the project manager, design manager, and construction manager, in addition to being responsible for scheduling and project controls.
The project team exceeded BART’s initial and subsequent goals of 30% and 32% for small business participation, achieving 35% of the total contract value (approximately $24M) in support of the Owner’s commitment to supporting the local small business community.
